How Simonton Products Fail - and How We Fix Them

Simonton builds a solid window. The frames hold up. The hardware is serviceable. But, and this is the part the brochure doesn’t mention, the energy performance of any window in Miami Beach lives or dies on two things: the seal around the glass and the condition of the weatherstripping at the meeting rails. When those go, the window is no longer energy-efficient no matter what the label said in 2007.

  • Fogged glass on Reflections 5500 and 5050 series. We see this constantly in Miami Beach. The sealed unit loses its desiccant over time, moisture gets in, and you’re looking through a haze. The window hasn’t failed structurally; the insulating glass unit (IGU) has failed. Our fix is a new IGU matched to the original spacer and Low-E coating. We don’t fog-spray it and call it good. That’s a six-month bandage, and in this humidity it won’t last one summer.
  • Warped or sagged sashes on the Impressions 9800 single-hung. The vinyl Simonton uses is reinforced in newer lines, but older 9800 sashes in direct western exposure on Miami Beach have a tendency to bow over a decade or two. That bow opens a gap at the bottom rail, and that gap is where your air-conditioned air slips out every day. We check the sash alignment with a straightedge, and where the bow is small we can often correct it with a proper balance and cam adjustment. Where it’s too far gone, we’ll tell you honestly and price a sash replacement.
  • Failed weatherstripping on the DaylightMax 7300 and 7500 slider lines. Miami Beach is one of the only places in the country where the weatherstripping on a window is in a constant fight with salt, heat, and high humidity. After eight to twelve years, the pile and fin seals on the 7300 slider meeting rails crush down and never recover. You’ll feel the draft before you see it. We replace with manufacturer-spec or better material, and we check that the interlock at the meeting stile actually interlocks. A surprising number of the Simonton windows we’re called out for were never interlocked correctly from the original install.
  • Condensation between panes on Prism and VantagePointe units. These are builder-grade lines that went into a lot of Miami Beach condos and mid-century remodels. The seal systems are fine for most of the country, but in a climate where the indoor temperature is 72 and the outdoor temperature is 92 with 80 percent humidity, the seal is working harder than the manufacturer’s testing ever simulated. We see inner-pane condensation on these more than any other Simonton line. The fix is a rebuild of the IGU, and we’ll recommend a low-E coating upgrade if the original glass was clear.
  • Sticky or bound operation on any tilt-in model. If the window won’t close completely, it will not seal. And if it will not seal, it is not energy efficient. On Simonton tilt-ins, the usual culprit in Miami Beach is a combination of salt corrosion on the pivot pins and gunk in the balance channels. We clean, lube with a dry silicone that won’t attract sand, and replace any corroded hardware. This is a $150 to $300 fix on most jobs, and it restores the window’s seal without touching the glass.
