Signs Your Mr-Glass Window Replacement Is Failing

  • Fog or condensation between the panes. The seal around the insulated glass unit has failed, letting humid air into the space between the glass. In Miami Beach, this happens faster than inland because the humidity gradient between inside and outside is steep nearly year-round. Once the seal fails, the Low-E coating starts to degrade and the window loses its insulating value.
  • A crank or handle that spins without moving the sash. The gear mechanism inside the operator has stripped, which is common on Mr-Glass casement windows after years of salt air corrosion on the metal gears. Lubricating the track won’t fix a stripped gear, and forcing the crank usually breaks the handle off entirely.
  • The window won’t stay open or closed. The balance mechanism or the friction hinges have worn out. On single-hungs, the spiral balances lose tension over time; on awnings, the hinge arms stretch and let the sash sag. A sagging sash means the weatherstripping no longer seals, which is why the room feels drafty even when the window is “closed.”
  • Water staining on the interior sill or wall below the window. The weep holes may be blocked, or the frame-to-wall flashing has failed. We’ve pulled enough Mr-Glass frames out of Miami Beach openings to know that the original installers didn’t always flash the rough opening properly, and after two decades the caulk joint is the only thing holding back a storm-driven leak.
  • The glass has a visible crack that is spreading. Impact-rated glass can take a hit and still fail weeks later when temperature swings cause the crack to propagate. A cracked pane is no longer doing its job for wind, debris, or water, and in a storm zone that’s not a cosmetic issue.

What we don’t recommend is pulling a Mr-Glass sash out of its frame yourself. These units are heavy, the balance mechanisms are under tension, and a sash that slips while you have it tilted in is how people lose fingers and break glass on a tile floor two stories up. Glass cuts, especially from a unit that shatters under tension, are not worth the money you’d save. If the pane is not true, the job is not done, and a pane that’s been dropped, pried, or forced true by someone who didn’t know better costs more to fix than the original repair.
