CGI Impact Windows & Doors in Miami Beach: What to Know First

CGI impact windows and doors in Miami Beach can be repaired, serviced, or replaced by an independent contractor without voiding the manufacturer warranty when the work is done correctly. Most CGI service calls in Miami Beach take one visit and run between $150 and $1,800 depending on whether we’re resetting a roller, replacing a balance, or swapping out deteriorated weatherstripping on a 10-foot slider. We are TruePane Windows & Doors, an independent CGI service provider not affiliated with or authorized by CGI, and we’ve been setting glass and hanging doors in Miami Beach since 2008. If you own a CGI window or door that isn’t closing, sealing, or latching the way it should, call (386) 406-9359 and a live person will answer.

How CGI Products Fail - and How We Fix Them

CGI builds a solid impact product, but salt air, storm cycles, and twenty years of sun will find every weak point in any window or door. Here’s what we see in Miami Beach homes, and what we do about it.

  • Estate Series sliding glass door rollers seize. The CGI Estate line uses adjustable steel rollers inside the bottom track, and in Miami Beach they take on salt spray and sand grit at the track threshold. The door gets harder to slide, then binds. We pull the panel, clean or replace the roller assembly, and set the adjustment so the panel rides level. This is usually a one-visit fix.
  • Sentinel Series casement window cranks develop dead spots. The operator gear inside the crank mechanism strips over time, especially on windows that face the ocean and get opened against the wind. We replace the operator with an OEM-spec part and re-set the sash so it closes flush against the weatherstripping.
  • Weep hole clogs cause interior water staining on the frame. CGI frames have weep holes at the bottom track that drain water out. In Miami Beach, those holes pack with salt residue, sand, and organic debris. Water backs up, sits against the frame, and leaves a stain line on the interior. We clear the weep system, check the glazing bead, and re-seal where needed.
  • Insulated glass units in the CGI 3000 series develop interior fogging. Here’s a detail you won’t find on CGI’s own site – the 3000 series uses a dual-seal IG unit, and the secondary seal is butyl-based. After 12 to 15 years in Miami Beach humidity, that butyl seal can lose adhesion at the corner, letting moisture in between the panes. It looks foggy. The glass itself is still impact-rated, but the unit needs replacing, not drying out. We measure the opening, order a new IG unit to the correct impact spec, and swap it without disturbing the frame or the water barrier behind it.
  • Worn interlock weatherseals on the Estate Series french doors create a whistle. The center interlock where the two doors meet has a hollow vinyl compression seal. After years of sun exposure, that seal hardens and loses its memory. The doors still latch, but you’ll hear a high-pitched whistle when the wind comes off the bay. We replace the interlock seal with a marine-grade vinyl that’s built for salt exposure, then adjust the keeper so the doors draw tight.

Our CGI Impact Windows & Doors Process

Every CGI job follows the same sequence, whether it’s a hinge adjustment or a full panel replacement. No shortcuts, no second trips because someone forgot a measurement.

  1. 1
The call. You reach a person, day or night. We write down the symptom, the model series if you can see it on the frame sticker, and what the door or window has been doing that it shouldn’t.
  2. 2
The read. Our technician measures the opening twice and looks at the whole installation, not just the part that’s failing. If the frame is racked, a new roller won’t fix it. We tell you what we found and what it actually needs.
  3. 3
Parts decision on paper. OEM parts where warranty coverage or fit demands it. Quality aftermarket where the OEM part is backordered or discontinued and the replacement solves the same problem without affecting the frame or the warranty. We show you both prices lined up before we order anything.
  4. 4
The work. Background-checked, uniformed technicians do the replacement or repair in place, shimming and squaring as they go. If the opening isn’t true, we true the opening. That’s the standard, not an upsell.
  5. 5
The test. Every CGI window and door gets cycled open and closed, sprayed with water at the seals where appropriate, and checked for latching, rolling, and full compression along the weatherseal.
  6. 6
The paperwork. Both warranty layers – manufacturer and workmanship – are registered in writing before the truck leaves your driveway. You get a copy. We keep one. Our Done Right Promise states that if it’s not right, we make it right with no arguing.

What CGI Impact Windows & Doors Costs in Miami Beach

Here’s what we charge for common CGI work in Miami Beach. These are the prices we quote on paper before starting, and the price doesn’t change once work begins.

  • Roller replacement on an Estate Series slider: $180-$380 per panel, depending on whether the housing is reusable or needs machining out.
  • Casement crank operator replacement: $220-$410, including the part, removal, and re-setting the sash.
  • Interlock or perimeter weatherseal replacement: $95-$260 per door, depending on linear footage and whether we’re replacing just the interlock or the full perimeter.
  • Insulated glass unit replacement on a CGI 3000 series window: $380-$900, driven by glass size and whether the unit is clear, Low-E, or tinted.
  • Full CGI entry door hinge and threshold adjustment: $150-$340, including shimming and re-setting the sweep.

What moves the price: glass size, how many panels need attention, and whether the frame itself was installed out of true by the original contractor. We inspect first and tell you what you’re looking at before any work is scheduled. Call (386) 406-9359 for a free estimate – we’ll tell you honestly if it’s a repair or if replacement makes better sense.

Why Miami Beach Homeowners Call TruePane Windows & Doors for CGI Work

We’ve been in Miami Beach for over four decades, and a lot of the CGI we service was installed by contractors who are long gone. The homeowner calls us because the door binds, the window fogs, or the seal’s no longer tight, and they want someone who’ll answer the phone and stand behind the work. We do both. Every job carries the Done Right Promise and The Keystone Standard: both warranty layers registered in writing, with the durations stated, before the truck leaves your driveway. Our technicians are background-checked and uniformed, and they measure every opening twice. If a CGI part is discontinued or backordered for months, we can quote Andersen, Pella, or PGT alternatives side by side so you can make a decision on paper. We’re not the cheapest bid in Miami Beach, and we don’t want to be. We’re the last call you’ll need to make on that window or door.

FAQs

Will repairing my CGI window or door void the manufacturer warranty? No, not when the repair is done properly with parts that meet the original spec and without altering the frame or the structural fastening. We’ve handled hundreds of CGI units in Miami Beach and we don’t touch what shouldn’t be touched. Call (386) 406-9359 if you’re not sure whether your issue is warranty-related.

Are CGI parts still available for older models? Most of them, yes, but some series-specific hardware from the early 2000s is discontinued and sits in distributor inventory. We check availability before we quote, and if the OEM part is gone, we’ll show you a quality aftermarket option that matches the original spec. Call (386) 406-9359 and tell us the model series off the frame sticker.

Should I repair or replace my CGI impact window? If the frame is still square, the glass hasn’t been compromised, and the issue is hardware or weatherseal, repair almost always makes more sense. If the glass itself is fogged or the frame has shifted, replacement may be the better investment – we’ll show you the cost difference on paper. Call (386) 406-9359 for an honest read.

How fast can you get to my Miami Beach home? A live person answers the phone 24 hours a day, 7 days a week, and in most cases a technician can be at your Miami Beach home the next day for a diagnostic. Planning a repair around a storm season deadline is something we’re used to. Call (386) 406-9359 and we’ll give you a real answer.

What Neighbors Say About TruePane Windows & Doors

★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
