Andersen Window Installation: The Miami Beach Owner’s Guide

Andersen window installation in Miami Beach typically runs $450-$1,150 per opening for a full-frame replacement, and $280-$620 for an insert installation, depending on the series and what we find when the old unit comes out. We carry OE-matched Andersen hardware, balances, sashes, and weatherstripping on the truck, so most single-unit installs are finished the same day. What usually brings a homeowner to this page is a window that refuses to stay open, a sash that’s dropped on one side, or a seal that’s gone foggy after a few humid summers.

Here’s the thing we’ve learned from setting windows in this salt air for more than two decades: Andersen builds a solid window, but Miami Beach is harder on them than the factory ever imagined. The combination of UV, salt, and nine months of humidity finds every weak point. The good news is the failure is usually in a replaceable part, not the frame. Dale Kessler grew up in the Normandy Isles section of Miami Beach, where he learned early what a poorly sealed frame looks like after two hurricane seasons. That’s the standard we work to.

Which Andersen Models This Applies To

We install and repair parts across the Andersen lines you’re most likely to have in a Miami Beach home: the 200 Series, 400 Series (including Frenchwood), A-Series, and E-Series, plus the older Narroline and Tilt-Wash models that are still very common in condos from the 1980s and 90s. Each series takes different hardware and different balance systems. A 400 Series spring balance won’t fit a 200 Series jamb liner, and we’ve seen plenty of DIY jobs go sideways because someone ordered a part based on a guess.

The surest way to identify your window is to read the etched logo in the lower corner of the glass or on the inside of the frame. Andersen stamps a factory date code and a line identifier on most units made after 1991. We can match parts from that code, or from precise measurements of the sash and jamb. For older Andersen windows that are out of production, we source through established parts suppliers and, where it makes sense, high-quality aftermarket equivalents. But there’s a compatibility gotcha in Florida we always flag: coastal-rated Andersen units often use stainless hardware and heavier TPE weatherstripping than the standard inland version. If you put an inland-grade part on a Miami Beach window, you’ll be replacing it again in three years.

Signs Your Andersen Window Installation Is Failing

  • Window drops when you raise it, or won’t stay open. The constant-force spring balance or block-and-tackle mechanism has lost tension. In salt air, the coil spring inside the balance shoe corrodes and snaps. One side usually goes first, which is why the sash cocks to one side.
  • Fog between the glass panes. The insulating glass unit’s perimeter seal has failed, letting humid Miami Beach air inside the dead space. You can’t clean it. The IGU needs replacement, not the entire frame.
  • You have to fight the crank or the lock. On casement and awning windows, the operator gears strip or the lock mechanism corrodes. That’s a parts replacement, not a window replacement, but it has to be the right vintage of Andersen operator or the sash won’t seat square.
  • Daylight visible around the sash edge, or drafts near the frame. Weatherstripping has flattened or rotted, or the jamb liner has buckled. On old Narroline units, the vinyl jamb liner is a wear item; when it curls, the window loses its seal and the tilt latch won’t engage.
  • Sticking, scraping, or a sash that binds on the frame. Moisture cycling has swollen the sash or thrown the opening out of square. Sometimes a re-shim and re-install fixes it. Sometimes the frame itself has racked and needs full replacement.

Replacement Cost & What’s Included

Here are real Miami Beach numbers, based on what we’ve priced in the field over the last year. A single Andersen insert installation, using your existing frame, runs $280-$620. A full-frame replacement runs $450-$1,150 per opening, and that’s a wider range because we don’t know what’s behind the drywall until the old unit is out. Some Miami Beach homes have termite damage where the frame meets the sill; some have blown-out stucco from old leaks. We quote a line-item price up front and don’t add surprise line items on the back end. If the opening is rotted, we stop and tell you what we found before any work continues.

Andersen Service Typical Miami Beach Range
Insert installation (existing frame retained) $280 - $620 per opening
Full-frame replacement $450 - $1,150 per opening
Starter or jamb liner / channel balance repair $140 - $260 per window
Insulated glass unit (IGU) replacement $220 - $410 per sash
Weatherstripping replacement (sill, sash, jamb) $95 - $220 per opening

Every installation is covered by the Done Right Promise and The Keystone Standard: both manufacturer warranty layers are registered in writing, with durations stated, before our truck leaves your driveway. TruePane Windows & Doors is an independent service provider, not an Andersen affiliate, and we carry parts and service for more than a dozen lines including Pella, PGT. If you’re a senior or veteran, ask about the permanent 5% discount when you call.

DIY or Call Us?

Andersen window replacement parts are not inherently dangerous the way a garage-door spring is, and there’s nothing wrong with inspecting your own windows. But there’s a clear line between checking and doing. You can safely clean the tracks, tighten a loose lock screw, and check for cracked caulk around the exterior. Most Andersen parts replacement beyond that involves releasing the tilt lever, pulling a sash that weighs 25 to 40 pounds, and working with constant-force coils that are under tension. Drop a loaded sash in a confined opening and you’ve chipped a sill or bruised a floor. Get the wrong balance for the sash weight and the window slams like a trap.

We’ve been called out to enough “I watched a video” installations in Miami Beach to know how quickly a $200 repair becomes a $700 fix. If you’d rather not find out the hard way, call (386) 406-9359 and we’ll send a uniformed technician who measures twice and quotes on paper.

What Neighbors Say About TruePane Windows & Doors

★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
