PGT Window Replacement: The Miami Beach Owner’s Guide

PGT window replacement in Miami Beach typically runs $450 to $1,200 per window installed, depending on the series, glass package, and whether the frame needs resetting. We stock PGT-compatible sashes, balances, rollers, and full replacement units on our trucks, and most single-window swaps are done in one visit. Homeowners usually find us the morning after a storm, standing in their living room with a window that won’t close, a sash that dropped out of its track, or glass that looks fine from the couch but has gone foggy between the panes.

We’re an independent service provider, not affiliated with PGT, but we install and service their product lines in Miami Beach more than any other impact brand. There’s a reason for that: PGT windows are built in Florida, for Florida, and when they fail, they fail in predictable ways we’ve seen hundreds of times.

Which PGT Models This Applies To

PGT’s Miami Beach footprint spans several series, and parts don’t cross over between all of them the way homeowners assume they will. The WinGuard line (aluminum and vinyl) is the most common in older beachside condos and single-family homes built before 2015. The PGT 2300/2500 vinyl series shows up frequently in mid-rise buildings along Collins and Harding. The newer Custom Window & Door series and Eze-Breeze porch enclosures use entirely different hardware packages.

The compatibility gotcha we see most often: a WinGuard sash from 2012 will not drop into a WinGuard frame from 2021, even if both are labeled the same series. PGT changed extrusion profiles twice in that window of time. Before we order anything, we read the AAMA label etched into the frame corner or the glass spacer. That label carries the serial number, manufacturing date, and the exact product line code. If the label is gone (salt air eats the printing off eventually), we measure the frame throat and the glass thickness and identify it from there.

On the OEM-versus-aftermarket question: for structural components (sashes, frames, mullions), we use PGT OEM parts in almost every case. It’s what keeps the design pressure rating intact, and in Miami-Dade County, that rating is what your insurance company checks after a claim. For rollers, balances, weatherstripping, and hardware, we use quality aftermarket equivalents when they’re available, with the same materials and the same or better cycle ratings. We show you the difference on paper before we install anything.

Signs Your PGT Window Replacement Is Failing

  • Fog or moisture between the glass panes. The seal has failed and the inert gas between panes has leaked out. The window still stops wind, but the insulating value is gone and the glass will never clear up on its own. We see this most often on west-facing elevations in Miami Beach where afternoon sun bakes the seal year after year.
  • The sash drops or won’t stay open. The spiral balances or block-and-tackle assemblies inside the frame have lost tension or snapped. This is the single most common PGT failure we replace, and it’s usually the result of years of salt-laden air corroding the balance spring inside the track.
  • You have to lift or shove the sash to get it moving. Rollers on sliding windows have worn flat, or the track is packed with sand and salt scale. Forcing the sash just grinds the roller harder into the track and scores the aluminum. If it takes two hands to move a window that used to glide, the rollers are gone.
  • The window closes, but you feel air or hear street noise. Weatherstripping has compressed or torn, or the frame has shifted slightly out of square. In a place like Miami Beach, where the wind off the Intracoastal never quite stops, this shows up as a whistle in the bedroom on a steady east wind.
  • The crank operator (casement windows) spins without moving the sash. The gear inside the operator is stripped. It’s a $40 part, but if you keep cranking it, the gear teeth just chew themselves into metal paste and the window jams half-open. The first storm that blows through will do the rest.

Replacement Cost & What’s Included

Installed pricing in Miami Beach breaks down roughly like this:

Job Typical Range
Balance or roller replacement (single sash) $180 - $320
Weatherstripping and reseal $120 - $250
Crank operator replacement $160 - $280
Full sash replacement (impact, laminated glass) $450 - $900
Complete window replacement, install included $700 - $1,200

What drives the range: whether the glass is laminated or annealed, whether the frame needs to be re-set in the opening (common on older Miami Beach homes where the rough opening has sagged), and whether the finish is standard or custom color-match. Every quote we write is a line-by-line breakdown: part cost, labor, disposal. No lump sums, no surprise line items when the bill comes. The workmanship is covered by our Done Right Promise, and both PGT manufacturer warranty layers get registered in writing before our truck leaves your driveway.

DIY or Call Us?

Some things an owner can check: whether the weep holes are clear, whether the track is packed with debris, whether the lock plate is loose. Clean the track, lube the rollers with a dry silicone, tighten the screws. If the window works after that, you saved yourself a service call, and we’d rather you find that out yourself than pay us to do it.

Where DIY goes wrong with PGT windows specifically: pulling the sash without releasing the balance, which will snap the plastic block and send the spring recoiling up into the frame. Trying to reseal failed insulated glass with a caulk gun, which does nothing for the moisture already trapped inside the panes. Or ordering a “matching” part online for a series that changed its profile three years ago. We’ve arrived at jobs where the parts were already purchased, and the part was wrong. It costs more than if we’d measured it ourselves.

Balances carry tension. Sashes are heavy, especially when the glass is laminated impact-rated. If the window is resisting you, stop and call (386) 406-9359. We’ll send a background-checked technician who’s seen more weathered PGT assemblies than most people have seen sunsets on Collins Avenue.

What Neighbors Say About TruePane Windows & Doors

★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
