On the OEM versus aftermarket question: for hinges, sweeps, and thresholds, we prefer the OEM part when the door is still under warranty. The aftermarket equivalents from companies like Endura or MD Building Products work fine on older doors where the warranty has run out, and they cost about 30% less. But for the slab itself, we only install genuine Therma-Tru. The fiberglass formulation, the corner seal construction, the UV-stable finish: no aftermarket slab matches it, and Miami Beach sun will expose the difference in two years.

Signs Your Therma-Tru Door Installation Is Failing

  • Binding at the latch edge in summer. Miami Beach humidity swells both the frame and the slab, but a correctly set Therma-Tru door has clearance built in. If it binds every July, the reveal was cut too tight or the frame has shifted.
  • The sweep drags or peels at the corners. Salt air and UV eat the rubber compound faster here than anywhere else in the state. Once the corners curl, it’s not sealing, and you’re paying for the cool air slipping out under the door.
  • The threshold flexes underfoot. This is common on older concrete slabs in Miami Beach where the original threshold was set over a void or the wood buck rotted from trapped moisture. A hollow knock under the center means water has been sitting there.
  • Light visible through the weatherstripping at the top corner. The frame has moved, usually from the house settling into the old fill, or the original installer shimmed the hinge side wrong. The fix is re-shimming the frame, not stacking more weatherstrip.
  • The door self-opens or self-closes. A plumb frame with properly set hinges holds position. If it swings on its own, the frame is racked or the hinges are sprung, and the fix is in the rough opening, not the hinge screws.
