How CWS Products Fail - and How We Fix Them

  • Seam separation on CWS insulated panel roofs. The CWS insulated panels use a tongue-and-groove seam that depends on a metal clip and a rubber compression gasket. After enough years of Miami Beach sun and salt, the gasket dries out and shrinks. The seam opens a hair. Water finds it. The fix is pulling the affected panel, replacing the gasket with a fresh EPDM profile, re-clipping, and sealing the seam properly. Caulking over the outside might stop it for a season, but it won’t fix the gasket.
  • Leak-through at the mounting brackets on CWS patio roofs. CWS uses through-bolted brackets at the fascia and support beam connection. If the original install wasn’t flashed correctly or the butyl tape has degraded, water tracks down the bolt and drips inside. We see this all over Flamingo Park and the older sections of North Beach. The proper repair is removing the bracket, cleaning the penetration, re-flashing with new butyl and a stainless flashing cap, and re-torquing the bolts to spec.
  • Corroded end caps and trim on CWS aluminum roof edges. The CWS aluminum extrusion is decent metal, but the end caps are often a lighter alloy, and in Miami Beach, they’re the first thing to pit. Once the end cap corrodes through, water gets into the panel core. We remove the old cap, clean the contact surface, and set a new cap with a full sealant bed. We don’t patch over pitted metal. It’s false economy.
  • Gutter and downspout failures on CWS carport roofs. The integral gutter detail on some CWS carport systems is shallow, and it clogs fast with palm debris and roof grit. When the gutter overflows, the water runs back into the aluminum underside. The fix is clearing the line, inspecting the gutter seams, and where the original gutter is beyond saving, replacing the section rather than splicing in a patch that’ll leak in six months.
  • Sagging panels on older CWS spans. CWS roofs designed for specific spans occasionally get a heavy-handed redeck or a satellite dish mount that wasn’t in the original plan.
